Successful victory of getting out from under a burden
As a first time home buyer, my wife and I trusted in a reliable family member to broker the purchase of a condo in Woodland Hills California on our behalf with a real estate agent at Countrywide Home Loans during the rise in the housing market in 2006. Unknown to us the “broker” and real estate agent at Countrywide Home Loans had set up the loan as an adjustable rate, negative amortization loan with a 2nd on the house. Soon after moving in to the condo, my employer went out of business. Luckily I was able to find new employment with a company but it was at less pay.
Then in 2009 our Home Owners Association forced a $10,000 assessment to each home owner for repairs that needed to be done within the complex. On top of the bad loan, unfair assessment, and loss of income, the housing industry dropped out causing the property value to drop to about half of what we had purchased the condo for. Not to mention that we were also behind on our property taxes. It didn’t take us long to realize we couldn’t afford our condo anymore. We started calling Countrywide to see if they could help us with our loan to make it more affordable. We tried several times without success and again with Bank of America after the merger with Countrywide. We finally called HUD and they said short sale was our best option based on our finances and the status of our loan.
We had received many flyers, letters, and post cards from realtors and specialists that said they could help us but most of them ended up in the trash as we were skeptical as to who to trust. For some reason, I kept Sam’s post card and got a strong urge to call him. We met with Sam and his team on May 26, 2010 and they had our condo on the market by that next Tuesday June 1st. We received an offer the first day it was listed. The next few months were full of hurdles. Our loan had since been split between two banks, our first with Chase Bank and our second with Bank of America. Bank of America approved the short sale right away but Chase took a little longer. While waiting on Chase, Bank of America closed our file which forced us to go through the process with Bank of America all over again. In starting over with Bank of America it brought us past our deadline with Chase. Luckily Chase was able to extend it by a few weeks and we ended up closing on the last day of the extension. If it had not been for Sam and Samantha’s dedication, hard work, and persistence we would have lost our buyer and had to start the process all over again.
Sam and Samantha went above and beyond to make sure our short sale was successful and that escrowed closed on time. In addition to all this, they were also able to negotiate with the buyer to pay off $7,000 of the HOA assessment. We only ended up paying a little under $4,000 for the HOA instead of the entire $11,000 that it had grown to with late and legal fees. They also had worked the short sale through the HAFA government program and were able get us approved for a government short sale assistance check of $3,000. So after all was said and done we were really only out about $1,000.
We are truly thankful for everything Sam and Samantha were able to accomplish and would recommend them to anyone in the same situation.

I got HAFA short sale approved which means the lender will not come after the deficiency on the loan and all my mortgage debts were wiped out and I got the relocation incentive of $3000.00 at the closing.
I’m writing this letter for those who might chose a different way of selling their home. I was on the verge of foreclosure when I received a letter from Samuel Lee and Samantha Lee of course I had received numerous letters from other realtors and lawyers on how they could help me. Now I don’t even know the reason I chose Sam and Samantha other than I’m a God loving man and something (I’d like to say my lord) told me to call their number and find out how they could help.
The meeting we had two days later almost confirmed that they were the ones I wanted and could help me. I say almost because they still had not done anything yet, but made me feel comfortable about what they could do for me. Now almost immediately they got to work on what I consider the worst Bank in America which was in fact Bank of America both customer UNFRIENDLY AND PEOPLE DISCURTIOUS.
I received numerous phone calls during the whole process from Samantha and sometimes Sam to update me of any and all progress or problems, most of which were issues dealing with Bank of America ridiculous ways of dealing with them or myself to solve ANYTHING IN A TIMELY OR REPONSIABLE MANNER.
But because Samantha continue to inform me not to worry that she had a lot of dealings with these kinds of banks and people in the past she was confident she’d have a solution and as much as they frustrated her which I saw on a couple different occasions she was right she continued to press on and demand or push for solutions. I the middle of Dec. 2010 she informed me that all the work she and Sam had done for the selling of my home was just about complete and it would be final within days, and she was right again because that’s exactly what happens.
I would not only use them again to buy or sell a home but I will inform as many people as possible that I know that no matter how far you live from their office or how much of hassle the banks give them.

However, the debt was 360,000 from Bank of America and the value was 172,000.00. I worried about selling as a short sale because I already had another house free and clear. Sam convinced me that he could sell my home by Short sale without any negative effect on my own home. I also had a $6000 electric bill delinquency I had to pay. I felt like giving up to deal with the home and running away from it. I was so exhausted and worried.
